How it works

  1. Drop in the flyer.

Sirvo reads the address, the spaces, the sizes and the rents, and asks you to confirm them.

  2. Ranked by the record.

For each space, Trace ranks brands by where they actually open and who they open beside, and leaves out brands whose usual size is far from the space's.

  3. Every reason is a count.

Each reason is a count from the record — stores, pairs, distances, dates — not a sentence written by a model. Check it against what you know.

Powered by Trace

Ranked by precedent.

Trace is a store-level record of 2,789 brands and 928,253 US locations, built from public sources, cleaned and checked by code, with two years of weekly history of openings and closings. For a space, it ranks brands by precedent: where they actually open and who they open beside, and it leaves out brands whose usual size is far from the space's. Every reason you see is a count from that record.

Trace hit rate (top 25)

45.9%12.9% by store count alone

On 3,498 real US store openings (Apr 11 – Oct 10, 2026), the brand that actually opened was in Trace's top 25 for 45.9% of them. Ranking by store count alone gets 12.9%. Those are openings by brands that take in-line and end-cap space, chosen by rule: observable for at least 40% of the window, not noisy, at most 40 per brand, duplicates removed.

New York State: 39.8% on 166 openings; store count alone 16.3%.

The build in use is Trace 45.9, since Oct 20, 2026. Every build is named by its hit rate. The figure was measured by a copy trained without those openings; the build in use was then retrained on everything. This measures precedent on past openings; it is not a prediction for any one space.

Trace ranks by what brands have done, not what anyone has said. A high rank is strong precedent, not a signed lease.

In the record today: 2,789 brands with open US locations across all 50 states and DC, 1,441 of them in three or more states; the ranking considers any brand with three or more stores. Not yet: local tenants, industrial and office. Store lists refreshed weekly; last run Oct 10, 2026.

A chatbot can give you a different list each time, with no way to check it. Sirvo ranks from a store-level record of where brands actually open, and every reason is a count you can check.

Every broker can now get a tenant list in thirty seconds. None of them can check it. Sirvo is built for the part a broker will act on: a checkable reason on every name.
